Property Tax that is due for the year 2017-18
Here’s everything you need to know about paying your Property Tax for the year 2017-18.
You will need to pay your BBMP property taxes before 30th April 2017.
Pay the tax before 30th April 2017 to get a discount on your property tax. Pay it after the due date and pay a penalty.
Mark the date
The financial year for 2017-18 begins from 1st April 2017.
Acceptable modes of payment
You can choose to pay your property tax:
- by cash
- by cheque or
- by demand draft.

You can get a 5% rebate if you pay the entire BBMP property tax dues for the current year before 30th April 2017.
In case the property tax for the first half of the year remains unpaid after 30th April 2017, be prepared to pay interest at the rate of 2% per month on payments made after the date.
Break it down
If you absolutely need to, you can choose to pay your property tax in two instalments. The first instalment will be interest-free if paid by 30th May 2017. The second instalment will be interest-free if paid by 30th November 2017.
Do you have the Khata Certificate or PID Number of your property?
If you have the Khata or PID Number of your property, you can pay the property tax for 2014-15 by cheque/demand draft/pay order or use a Credit/Debit Card to make the payment. Payments can be made at the Office of the Assistant Revenue Officer or at BBMP Help centres.
If you have submitted declarations for the year 2008-09, you can pay the property taxes online using a Credit/Debit Card on the BBMP website. There will be no service charge levied for payments made through Credit Cards or Debit Cards.
Don’t have your property’s Khatha Certificate?
If you do not have your property’s Khata Certificate, you can also pay the property tax at the Office of the Assistant Revenue Officer or at BBMP Help Centres, using separate forms/returns.

No Occupancy Certificate/Title Deeds pertaining to your property?
If you own a property in unauthorised revenue layouts or if you own an apartment in a building without an Occupancy Certificate/Ownership or Title Deeds, you can pay the property tax under the Self-Assessment Scheme. Properties that fall under this category can be registered in the B Register at the Office of the Assistant Revenue Officer until they are regularised.

Payment of property tax by cash
In case your property tax amount (including Solid Waste Management Cess) adds up to less than Rs. 1,000/- then the tax can be paid in cash at the Office of the Assistant Revenue Officer or at BBMP Help Centres.

Solid Waste Management Cess
The Solid Waste Management Cess can be calculated at yearly or half–yearly rates proportionately, and should be paid along with the property tax.
Do you have previous unpaid property tax dues?
The BBMP has already issued tax assessment special notices to those property owners who have neglected to pay property tax for the period 2008-09 to 2012-13. This outstanding tax amount according to the notices must be paid first. In case these dues are not cleared, the property tax for 2012-13 will be not accepted at the Office of the Assistant Revenue Officer.

You can pay your property tax online
The Bruhat Bengaluru Mahanagara Palike now permits tax payers to pay property tax online for the year 2016-17, provided the tax paid details for the year 2015-16 are available online. Good news! There will be no transaction charges levied on Credit Card payments.

Which BBMP property tax forms to fill
There are two forms that you need to fill while paying your property tax in Bangalore – Form IV and Form V.
This is a white form which should be filed by property owners in cases where there is no change either in the extent of built up area, usage (residential to non-residential or vice versa) or its occupancy (owner occupied, tenanted or vice-versa), or category from the return filed in the previous year.
This is a blue form which should be filed by property owners in cases where they have made changes either in the extent of built up area, usage (residential to non-residential or vice versa) or its occupancy (owner occupied, tenanted or vice-versa), or change in category or vacant land to newly completed construction from the return filed in the previous year.
